Staging Consultations

For clients who want Staging® concepts directed to them by our Stagers, we offer staging consultations. Staging Consultations require dual appointments: The first is the consult resulting in directions and the second is the review/assessment. The directions will be given verbally during the consult. It is important to note that no documents of direction will be supplied to the client with a staging consultation. For a more thorough consultation the client has the option to request documented consultations in which an assistant will follow the Stager to make notations, which will then be sent to the client. The second appointment will be set in conjunction with the first appointment to assure promptness. During the second appointment, the Stager will return to the property that has already been Staged given the instructions. The Stager will make refinements or small changes to ensure a polished Staging.





Occupied Property Staging

For properties that are currently and will be occupied, we offer Occupied Property Staging. Occupied Property Staging requires the persons occupying the property to be compliant with the Staging. Property must be de-cluttered and possibly professionally cleaned prior to Staging. The Stager will visit the property to evaluate an estimate for the project. As a professional policy, we do not offer “sweeping estimates” or general price guides. We treat every property as a unique and specific individual project that should be evaluated with such justice. For most Occupied Property Stages, Furniture/Accessory rental costs will be considerably less than for a Vacant Property Staging. We will evaluate the furniture and accessories currently in the property that can be used and add pieces based on necessity. Our estimate consultation is free. Once the estimate is projected, we send out a proposal that outlines what spaces will be Staged, the client can accept. When the client accepts a proposal, a contract is sent out.





Vacant Property Staging


For properties that are vacant, we offer Vacant Property Staging. The property must be cleaned (professionally is recommended; a referral can be offered). The Stager will advise that the property is restored to builder’s standards prior to staging.Interior painting, refinishing or restoring might be suggested. And suggestions on curb appeal might also be given. The reason for this is to restore the property to a “fresh” and new feel for buyers. For the initiation of the project, a Stager will visit the property and send out a proposal.
Because of the scale of most vacant properties, all furniture will be rented. Rentals for vacant properties go out in sets based on specifics of how many rooms, what kind of rooms (living room set, dining room set, bathroom set, etc.) and color palate of the overall property.Again, as a professional policy, we do not offer “sweeping estimates” or “general” price guides. We treat every property as a unique and specific individual project that should be evaluated with such justice.If the price of the proposal is higher than expected, adjustments can be made. There are two ways that adjustments are usually made.Trim down on the quality (less detailed, more general, and fewer rentals) by trimming down to a designated budget.

  • If proposal is given with XXXX.XX amount for both staging fee and rentals but the client was budgeting for YYYY.YY, then we use the trim down method if the client still wants the same scope of property covered but would like to have it done to a lesser scale.
  • Trim down on scope (fewer rooms and interior square feet of Staged property) by trimming down to designated square feet.
  • If proposal is given with X,XXX interior square feet for Staging but the client would like only the living room, kitchen and dining room Staged, we will reduce the square feet to cover only the rooms the client would like Staged.

The way a Staged home appears will vary on the property. The purpose of Staging is to best prepare a house to become a product. We do not make the property appear of more or less worth. Our target is to accentuate the positives of the property but not to deceitfully hide blemishes or make the property appear anything other than what it is. We Stage based on the integrity of the property itself, we do not assign worth with the Stage.
Once the proposal is accepted, a contract will be sent. Vacant Stagings can take anywhere up to three days. The first day is a furniture/accessories drop and organization. The second day is the actual assembling of the Stage and a third day is for the Stager to return to the Staged property to make adjustments or “fine-tune” the finished product.
